Basic Architecture Services:

• Planning and Evaluation:
  Before designing any building, we must gain an understanding of you and your business needs. By doing this, the architects design an effective, yet beautiful building.
• Schematic Design:
  Your new building is designed around your business needs, your new site, and at the same time complying with city requirements. Any time and money saving features for your business are carefully planned for, including business growth. Preliminary quality and cost estimates are then submitted for your approval.
• Design Development:
  Once the best design direction is selected, we’ll refine elements of the building and site. You’ll see a site plan and the floor plans, exterior views and a drawing depicting a cross cut through the middle of the building. The construction budget is fixed and schedules are updated.
• Construction Documents:
  Based on the approved design and drawings, detailed specifications are prepared illustrating the technical requirements necessary to build. The documents define all aspects of the project to allow contractors and suppliers to provide competitive bids.
• Hiring the Contractor:
  Our people will administer the bidding process and respond to all questions from bidders. Once we receive bids, we review them, make recommendations to you, and coordinate submissions such as bonds, insurance certificates, and building permits. Finally, we will prepare a contract for construction to be signed by you and your contractor.
• Contract Administration:
  Once you give authorization to start construction, we act as your agent to provide periodic reviews of the construction progress, shop drawing review, contract interpretation, payment review and authorization.
• Facility Operations:
  As you occupy your new building, you and your people will need to know how various systems work. In addition to any manuals, we require the contractor to provide assistance and training in system operations and maintenance. You also receive a field marked set of construction drawings.
